your either paying $300 or $1200 that's a big difference and can change your profit and only benefits your PM to rent to single student. try to negotiate this, i have on mine that its 300 for a lease signing ( group) and 100 for lease signing individual, so They make 100 more for individual leases ( figuring 4 people).
