A friend of mine is a professional architect and I turned for help to him.

Tried that, he is a good friend of mine and explained how all of this could help them in the future but they are pretty focused in the now.

This was a former residence of mine but the taxes have recently jumped to over 7K a year.  

Ultimately I would love to find a mentor in my area that has already garnered some experience in real estate investing (not specifically reheating a mentor as against BP rules but it is a goal of mine nonetheless).
