When I screen an application, I don't care what color the person is; I care about the level of risk they represent and someone with a criminal past is a higher risk.If these politicians actually believed the laws were racist, they would focus on fixing the laws and ensure minorities were treated fairly by the criminal justice system.

In my experience, inviting prospective clients to a home buyer consultation very early in the process ensures that they know everything they need to know, makes them a better client if you decide to work together, weeds out people who don't want to invest the tiny amount of time or who aren't nice during the consultation or are not adequately prepared to buy a home, and it's so beneficial to the client that they're far more aware of the value the real estate agent brings to the process.

@Joe Donohue in that Indiana rule you posted it says "Specifies that these provisions do not: (1) prohibit a municipal legislative body from imposing any requirement to: (A) ensure payment ".

____________So, my last rental ended up being a BRRRR, but it was unintentional as we were over budget and decided to rent and refi instead.Purchased - $18,0000Rehab - $71,000Holding costs during rehab - $3,200All-in - almost $93kARV (appraisal) - $122kRefi amount - $77k (we chose this number to ensure cash flow.)Mortgage - $453/moFirst year rent - $895/moLong-term investment - $16kLast years cash flow - $1,100 (6.875% COC ROI)Rent at second year - $950/mo (we should be close to 10% COC ROI this year)We have about $50k equity in the deal as it sits right now.This is not including the fact that we have $10k sitting in the bank for reserves.
