I've been using a lease I got from my RE agent, with no landlord address on it, for years. 

Better to address this versus investors putting their heads in the sand. 

It will give you a rough idea of occupancy and nightly rates.Seeing as I don't have the exact address I just put in N Kings Hwy in Myrtle Beach and numbers are all over the place.

One thing I've seen them miss consistently though is calling the city and or county and asking about utility balances and any current or pending actions on the property address and parcel number. 

If you are using mass mailings, you need a budget and a plan because it requires consistent mailings to those addresses for a long time, sometimes several years before you really get traction.
