Most was owner builder mare houses with store frontage.

We are currently looking to redevelop our property we have the opportunity to build three store fronts a large restaurant/bar and about 30 apartments.

It's more so the four families who live there won't clutter the common area with random BBQ pits that, that they have no place to store. if we decide to put one in I will make sure to add an addendum to the lease.    

Many CRMS can also store documents and provide next steps.

I have a Bodega(small corner store) under contract for $140k.

I am working with a convenience store owner in NC who is planning to sell their store and relocate to New York.

They store their **** in the garage, use the laundry room,e tc. 

I think cozy is good for rent collection (and free) and then start organizing a google drive to store your documents (leases, check in/out sheets, misc PM documents, closing statements, receipts, w9's, insurance docs, entity information, etc). 

They are usually corporate backed and deals can done quicker than a corporate owned chain store. 

As a speculative stored value asset however it is doing very well.
