Since land is excluded from the depreciation value anyway, if I pay 300k for a townhome with .3 acre lot vs 340k on a .15 acre lot, the schedule shouldn't matter too much or am I missing some key components?

I have a working condition tub that seems to be peeling (view photo) I want to avoid replacing it because it seems to be stucked to the wall so the removing part will be very hard and I was wondering if anyone had experience improving the looks of it or if there's a workaround.

A very important component is this gets the listed unit rents at full market instantly, so if/when there is a vacant unit you wont have the mess of some tenants way under market making it years until you get to full.

The house was 5 years old at the time of purchase: replaced all door (multiple had holes punched in), new appliances, installed a patio, and ceiling fans, laid new gravel, and security front door.
