Kept the place clean though, and never complained about anything/bothered me.I made the decision to split up her rent payments.

The town also had few rentals available, and all the neighbors are homeowners utilizing landscapers to care for the lawns, all neatly mowed, edged, besides having spring cleaning, mulched, etc.

My main concern is that I would have to find local housekeeping and maintenance folks and coordinate cleanings/fixes between checkouts or if the guests have any concerns while they are there.

I had one unit that we just cleaned up and put new appliances in and got $200 more in rent. 

You should talk to an attorney and clean up your lease.

You will get your hands on the apartment later.For me, we would sign a regular lease with a MTM term.

With minor repairs/cleaning the property should get at least $200 more a month.
