But frankly, the way for this to work is to go high speed, buy-rehab and sale or rent but fast, 2 weeks rehab 1 month to close/rent, that's my goal, even paying little higher to the contractor will payback because of holding cost reduction, just find what is a good balance for you, we all have different approaches, I think speed it is key when the margin is not that big like in MHs, but is a good steady income, good luck, just close one and next one will be easier and faster

@Michael C.You should get an LLC if you know the benefits that they provide and you feel like you need those benefits.There are costs associated with organizing an LLC - If the benefits of the LLC out weight the costs of the LLC, get it.If the costs do not out weight the benefits, don't get it.

if i had half a million to invest into property and did not know where to start, would it be wiser to start by buying an apartment complex then go from there or would it be wiser to buy multiple four plexs and then move up from there where after i have payed off all of the properties i am able to cover the mortgage for the large property to help pay it off faster.
