This city and its hotels are set up for such events more so than anywhere.I think the event should consist of 2 days (Thursday-Friday) or Friday-Saturday)It should contain experienced speakers in their respective fileds with NO upsells to products or programs.A panel of experts where the entire session is Q&ASeveral speakers educating on both starting out and advanced strategies.Wants and Needs time (Ask for a deal or have a deal)BP site questions and announcements - Speaker Josh DorkinVendors (limited to servcie providers such as title companies, escow, attorneys, CPA's, inspectors, perhaps reps from Lowes/HD and other suppliers for rehab investors, property managers, etc.Venors charged would pay for banquent room, any food supplied by BP, any material costs incurred by BP, etc.Perhaps some fundraisers by BP Members to help support a few who could otherwise not afford to go.

The mortgage / deed of trust will almost always contain provisions that allow the lender to take actions to secure the property and preserve value should the property be determined to be vacant.

IF your lease does NOT contain such remedy and you try to stick them with more rent, my guess is it wouldn't hold up in court if they didn't pay and you tried to sue them for it (Disclosure: I am NOT an Attorney so you should consult with one regarding this opinion.)To me it sounds like a Summer Vacation Stay, and so be it...I assume your Lease at least covers that the Individual stated in the Lease is responsible for ALL actions by their Guests and as such if something goes wrong, then you have legal recourse to act.Bottom line is, use your Lease Agreement to determine the limitations and remedies and if it doesn't contain both, then consult your attorney before having a stressful conversation with your tenant and draw up a new lease for the renewal so this doesn't occur again to you.Real Estate Investing is a People Business...

Most financial professionals in any capacity agree that debt is a liability, usually by definition, and that being over leveraged in an exceptionally non-diversified portfolio containing 1 type of asset, especially when that asset is potentially illiquid, would be down right silly in any other investment realm.

Otherwise its the same company, intuit, performing the same transaction. maybe you can put "recurring electronic payment" as a requirement in your lease and start with sparkrent and test different services as necessary so it doesn't contain brand specific requirements in the lease should you need to change it.

The number one issue with people who are not independently wealthy is that of producing sufficient income to pay all their living expenses.The number one issue with an area/town/city/county/etc, which does not contain predominately independently wealthy people, is of being comprised predominately of people who have a sufficient income to pay all their living expenses while also providing them with a disposable income.Income can be produced in various ways the healthiest of which from a city's perspective is by legal employment: by people having a stable well paid job.Detroit is not different in this regard.
