Start looking at them in Zillow if they are off market write down the address mail them a letter asking if they have any interest in selling their house.

Hi @Takako Smith, There are numerous issues discussed throughout this thread, so I will try to address each one of them.First, you cannot sell Relinquished Property and structure a 1031 exchange into new Replacement Property that you then rent back to yourself.

If you post an address of somewhere you would define as "reasonable", you could get a better response as to what you should expect.Generally anything above 10% is going to be in a rougher area and/or have significant deferred maintenance in the current investing environment.
