I’m an investor with a few properties and I get around 3-4 texts a day from what I assume are wholesalers looking to “make a cash offer on my house at xxxx address”I almost ALWAYS reply to these texts.

Google the address and family members attached to the address will show.

I may circle back later and add another comment which addresses a couple of your other questions.   

Our first rental was in the Sanford area(had a Broadway address though).

Then use a private mailbox company in the same state for the LLC's address.

I've seen the yellow letters with hand written addresses work out.

Security deposit has rules, and in my state, I have 15 days to return the security deposit together with interest if otherwise required, or the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant’s last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim.If the tenant doesn't pay the rent for the last month, then I would issue the 3 day notice to pay or quit.

My Stat Agent then forwards all mail to my UPS address here in CA.
