I know in my area we consistently find deals with all in investments of 80K-120K and can net a 30% return for the most part. 

The price of 65k is actually what is consistent with the market for that area.

That said, I'd like to establish a repore with my new tenants and introduce a platform that makes the rent payment process easier for all parties.  

This is an unusually good place to make money if you are methodical and somewhat consistent. 

If the comps look consistent with what the seller is claiming, I would send a real estate agent to check out the houses, take pictures and email them to you.

I feel like after you have consistent business as an agent you can be as successful as you want.

If you plan on having to share the kitchen then to me that's a bit of a deterrent, I don't know how the shared space market is within vacation rentals personally, I do know from my own research that the majority of the market isn't a shared space and most of the bookings that come through airbnb are with places that are not a shared space, this directly contradicts airbnb's message of being a platform that helps homeowners rent out spare bedrooms as I believe from the information I've found it's something like 70% of their bookings are for an entire unit.
