But I think the enthusiasm built into the West Oakland market, primarily as an affordable commutable alternative to SF, in addition to the upside aspects, are at least or more than baked in at this point in the economic cycle, depending obviously on how you view the future of that market.

As you know when a SFH is vacant it usually is for 1 month or 1/12 or 8.3% not to mention the lease renewal fee which further drives down the ROI so again, the Norada model is not baking in all costs.3) Over time I have seen their margins increase and their advertised ROIs contract.

If I was just looking at doing a property or two I would recommend finding a new photographer (local college, fresh grad) and giving them some work.
