Keep your ear to the ground and be prepared to make an offer the day one comes on the market.  

If it is partially occupied you'll have a narrower window of acceptable time to make construction noise.  

I am all ears if you have any suggestions.

I have a tenant who decided to take it upon himself to make a plumbing repair on a tub faucet as he felt it was making a noise, when he turned the hot water on. 

I have however made a boatload of money over the last 15 years that the BP calculators would have predicted I would lose money on, seriously :) ... it has been fun and educational though to debate and consider different points of view on the forums, and think I have helped those that will listen with open ears and mind, so not a total waste.

Just keep your eyes and ears open.

We'll talk about what we're looking to do with Real Estate, and benefit from having a couple extra people with ears up if they hear something related to what others are trying to do.
