Set up Zillow alerts for all small multifamily that "sell" (when properties transfer ownership landlords will be more open to talking) Network with small multifamily relators about buildings that are under renovations and will have multiple units coming up that need to be filled (problem) where you can "pre-lease" the unit and pay the landlord the 1st day it's available (solution) Remember the name of the game is "How do I profitably solve problems for the people I want to work with!"

Have a look at the trees to see if they need trimming.

If you close on the property and then discover the roof is leaking, the main sewer line is nothing but tree roots, really any major expense, that can easily put a borrower in a position where they do not have enough actual cash to solve the problem, so the property loses value due to deferred maintenance, or the borrower digs themselves into more debt, making it even harder to get another loan to cash me out of the equation at that upper 20% of equity.

Or maybe it could be a secondary unit in addition to the primary washer/dryer for larger homes that could use a third solution as a backup on a second or third floor.  

But for areas that might not be as specific to my own personal situation, but simply accessing quality, actively managed portfolios there are other solutions coming available.

So far made trails and two tracks, had 1500 cherry trees taken out.

If the answer is not a solution or at least a path to a solution, I ask for the E&O carrier (Errors and Omissions insurance carrier) information due to the error and omission in the listing that caused my clients numbers to be off.

Maybe that's why Airdna discontinued their solution for this in the first place ... who knows ... scratching my head a bit hereAny quant nerds in here like me who have used software like this before?

I am wondering because from what I've heard, the suburb makes it hard for a house owner to even cut down a tree.
