Working with a good PM (as well as a good market) has allowed me to effectively increase the rents of each unit, that my gross is now $1175 combined, or $275.00 / month increase from 3 years ago.I hadn't actually sat down and thought about the big picture growth until this new tenant moved in on the 1st of August.

take as many properties that sold in the area within the last 90-180 days at retail value not reos or short sales (you can tell by the pictures if they were rehabbed). make sure they have the same amount of bed and bath, year build and sqft. sqft. should be at most 200 more or less, look at what each one sold for then average out the price per sqft. and that give you a cost.Example: Analyzing CompsDeal being analysed 123 main st.

I particularly like the fire sauce but found out recently that kids in the Boondocks use it to draw pictures on tables, so Taco Bell has restricted the supply of that sauce to a few packets per item purchased, which usually is not enough for me.Regarding the OP's question, I am yet to find an agent whose comps are good enough for me to depend upon, so you will need to figure out a way to get access to the mls if you want to be on top of the game.
