I've already learned so much from watching Brandon Turner's webinars and video series and I'm excited to learn even more!

I’ve been spending a lot of time on Bigger Pockets, reading various blogs/books, watching youtube, and listening to podcasts.I am ready to move out of the apartment I’m renting.

I've watched quite a few podcasts over that past month and am done lurking in the shadows! 

After browsing around the site, listening and watching the Beginner's Guide to REI Course BP YouTube videos, my first goal is to learn the terminology.

Watch for tax ramifications in each instance, they may differ a bit.

I stopped watching TV and even listening to music, replaced with BP podcasts and other audiobooks.  

Any suggestions on things to watch out for on the estimates?

The thing to keep in mind is that you will trade more of your time instead, and depending on the scope of the job, amount of times you have successfully completed it, & the situation (if a unit turnover and time is limited) you should factor in a learning curve of watching YouTube videos, trying things for the first time and messing up and having to go to the store to get more materials, etc. 2.

Best wishesYep, who knows, opportunity costs could factor in, but for my wife and I, we were very successful with the labor and values adds, customer service we provided that allowed us to have excellent tenants and guest in our Airbnb, that after 9 years, the 2020 Minneapolis riots, watching businesses get trashed and burned to the ground, the market being at an all time high, I wanted out of Crimeapolis, so we cashed out on both properties, made a ton of money and have almost paid off our primary home.   

You need to watch out trying to do a BRRRR in Cleveland if you are newer to the area.
