Sometimes it serves the client best for the agent to be quite open about an offer situation, but it has to be OK with the client to do that.If I were looking at a house like that my first question would be, "Is this house obviously overpriced", and would check the MLS for comps in the neighborhood (including homes that just went under contract, seeing as those reflect the most recent market conditions, and if DOM is low you know they went off probably near or at list price).Also look at the aerial view and Google Street View if you haven't actually driven by to make sure there's not a commercial gravel pit in the back, it's not right next to a noisy mechanic's shop, etc - something that would be a no-brainer answer.That way you've done your homework before calling the listing agent.Then, here at least, it would be normal for me to call the agent and ask some questions about the home, including 'is there anything to know about the home that's not obvious from the listing remarks', and whether or not they've gotten any offers, and what kind of flexibility the agent thinks the seller may have on price (if price appears to be the issue).

Be sure to frame it as ‘this is the type of property I am interested in’ and establish some criteria they can use.Be sure to let them know you are financially qualified to buy.Some Realtors will have little interest in serving investors for various reasons, but don’t give up your hunt until you succeed!

However, you can still give notice and see if the tenant is willing to move out.I would serve notice and demand they provide a written plan of how they intend to catch up OR that they vacate within 14 days.

Also make sure you get an address to send it to, maybe even before you allude that there will be nothing if there is money owed so you know where to serve them if you are filing for additional damages.

If you have an ongoing FC and are at the point where you are receiving sale dates please feel free to share.Right now:In Maryland in PG county I cannot get the sheriff to serve  a borrower since August, so this has of course been delayed.In Illinois, I received a date in October for a FC in April of 2021.I heard someone in MI just received a date of June 2021.Feel free to share to let people know approximate delays.

Key risks from the are basically title issues that can come from Lien position or the least i hear anyone talk about but it is a BIG problem is when a reforeclosure is needed because of a jr lien or party not added in the foreclosure action.check the defendants listed in the action vs the liens attached to the property and make sure they are listed and served properly.
