They have more skin in the game then you do.Make sure you get clear title.

As we use to say on the farm "there is more than one way to skin a cat" (yes ... that is a disturbing phrase and no ... we never skinned cats!).

They and I think no investment is safe unless there is skin in the game.

Banks like to see skin in the game on a finance deal and you would be surprised what is available with a little cash on the courthouse steps, some of my best buys was because I was the only one there with cash.  

I know there are investors that get deals without using any of their own money, but let’s be honest the vast majority have to put skin in the game, especially when we’re starting out.
