I would strongly encourage getting one.

Others might have jumped at the deal and regretted it later.I would encourage you to look outside your area and even outside of your state if the numbers don't add up locally.

A very good friend of mine is a fairly new real estate investor and he encouraged me to explore this industry and so far I like what I see.

They are a tight knit community committed to each other and accepting of all newbies to support them and help them succeed.It almost seems like this post is blowing off steam at people who want to change their life for the better, but don't know how and they are being ridiculed for it instead of being encouraged to succeed.

The senior loan stating their intention to call the note if the second forecloses, along with the history of this note (the relationship between the bank employees and the borrower and the bank encouraging the second) actually seems very shady to me.
