The Huntsville market is very hot right now and duplexes, triplexes, and fourplexes can be hard to find, so I would encourage you to be patient.

Only one downturn in 50 years in KC RE prices...crazy.Anyways - I told my dad today that I'd wait to buy in expensive cities, but would encourage him to buy today (or anytime really) in the middle of America. 

My partner is onboard with my real estate passion and is very encouraging.

However, it has some disadvantages.1) it does not encourage investors to invest in intangible assets, such as education, training, R&D. etc Many of the developed countries and high ranking companies (AMAZON and APPLE)  invest heavily in R&D.

I encourage newer investors to reconsider a 10-15% coc turn key as a first investment.  

We encouraged the owner to get security doors installed during construction when we were in negotiations but it didn't happen. 

It cuts down on the tenant payment and puts a higher ceiling for landlords on damages than a security deposit.Add in that I'd think insurance would give good (no claims) and bad (lots of claims) tenants different rates which would encourage good behaviors.

There are many times I encourage lowballers to keep looking.

Build your new relationship to make your Tenant feel comfortable in their home which will encourage future lease renewal/extension.

I doubt using STR assumptions for any of your pro forma's will be meaningful.
