However, if your insurance company calls you back and says that they can't get the rest of the money from the plumber, then you should go to court, because from the facts you stated, the plumber is majority at fault and $1500 is pitiful.

I ask because looking at the court documents which have been filed during the foreclosure process, the bank lists both in it's initial filing, however in the document stating the judge's decision on the case, it only specifies the 'current' principal amount as the amount in the judgement.

Since you have to return security deposits within 21 days of the tenant vacating, you can certainly get stuck with storage or disposal fees that you can't deduct from the deposit and aren't worth going to court over.
