The key takeaway on this point is this: if you’re making low income in a w2 role, at least make sure it’s adding educational value you to you in a meaningful way.

A few brief conversations, mostly giving some choice words of encouragement.

One factor could be that interest rates are still low which are encouraging potential renters to buy instead.

You haven’t provided enough information (ie. your underwriting assumptions) for anyone to provide meaningful feedback.

Water is not separately metered and is included in the rent, so I don’t think switching to non coin-operated machines is the solution... don’t want to encourage misuse of the water and how many times they run the washer.
