Every seminar guy out there is promoting wholesaling as "easy money". 

It is not something to promote my SEO, It does DAMAGE for me to tell others not to do bandit signs, because I get a LOT of my leads because of my competitors doing bandit signs.

You guys sell this stuff, no one promotes this besides the one selling it.

. :)Get more education (books, courses on multifamily, finance, real estate) and keep your money in the bank until you fully understand scale, forced appreciation, real estate finance at the agency debt level, preferred return, promote, sponsor vetting, etc. 

Do not expect that to be the pref. but total IRR after receiving the promote.2.
