Rookie Real Estate Investor

Hi all, I am a 23 year old recent college grad - Have been working full time and since college, I will have accumulated $20k in cash to start my real estate portfolio. I have been looking in the Baltimore / Towson area for the last 4 months as I understand the market (going to school here and being a renter). Have had a couple deals fall through right before getting them both under contract for different reasons. Question is simple and open ended and I remember this being a point to ask in a few of the guests on the podcast. What would you do in my position? 

I have been looking for a single family to get a house hack and rent to college students (or young professionals) because they pay usually per bedroom rather than a family who would pay average rental rates).
