What is the condition of the roof, furnaces, water heaters, and any other big ticket items you may have to replace in the next few years?

Is the property in top condition?  

Maybe a one-off duplex in turnkey condition somewhere.

I have a home under contract that was built in 2006 in pretty good condition.

I need an accurate estimate of what absolutely has to be done just to stabilize and get in rentable or livable condition.

NO one returned calls, emails and then I received city violations notice in the beginning of March for 5K for the exteriors condition, emergency boarding of the property (multiple times) and a variety of other issues.  

If it's downtown, I'd enjoy the safe and fun, and car-free downtown life and rent.
