I am currently finishing renovations on my primary residence so I can apply for a HELOC to facilitate my first deal.

I've talked to my boyfriend about our long-term plans, but we're still not sure if he'll move in with me or if we'll find a new place together after I finish my house hack and refi it.

The main design I'm looking at would be a two story house with a finished daylight basement, and two bedrooms on each level, for a total of 6.

When  he finishes the job he informs me that it cost more that what he initially thought and wanted $200 additional dollars. 

We bought our properties using our savings and didn't use the VA until very late in the game, some 30 houses. 

Thanks for the reply.I finished my 1500 sqft basement (library, theatre, full bath, 2 bedrooms, kitchen, rec room plus new HVAC) for $25k.I know it will appraise for $130k, because I just sold my rental property 2 doors down with no renovations (less sq ft and smaller acreage).Correct - cash only offer due to condition.Maybe this is a fix and flip?
