The main design I'm looking at would be a two story house with a finished daylight basement, and two bedrooms on each level, for a total of 6.

When  he finishes the job he informs me that it cost more that what he initially thought and wanted $200 additional dollars. 

We bought our properties using our savings and didn't use the VA until very late in the game, some 30 houses. 

Thanks for the reply.I finished my 1500 sqft basement (library, theatre, full bath, 2 bedrooms, kitchen, rec room plus new HVAC) for $25k.I know it will appraise for $130k, because I just sold my rental property 2 doors down with no renovations (less sq ft and smaller acreage).Correct - cash only offer due to condition.Maybe this is a fix and flip?

I am about to finish redoing one in 34482 (about 2 weeks from finishing it) and then just bought one in Lake Panasoffkee that's a flip that I need to get started on asap. 

The project has reached over a year to finish.
