I am not sure of your application process, but please verify that the person who is requesting to rent your place is providing some identification (driver's license, SS card, pay stubs, or gov't issued ID.).

A lender should do their due diligence before suggesting a deed in lieu, I'm sure Mike would.In suggesting that a deed would be accepted. a lender needs to take care as to simply stating the facts of a deed acceptance and the factual benefits for a borrower.That letter should have another letter enclosed, from the borrower to the lender, requesting that the lender accept a deed in lieu, this shows that the borrower was not unduly influenced from the initial letter and that they are requesting an option to resolve the matter they may not have been aware of.

It's $150 and if they request repairs, either the seller makes them or the buyer signs an affadavit agreeing to make the repairs.

But for me, I'd also like the the reassurance that my tenant is satisfied.But how would I ever know if the tenant happens to be dissatisfied with the PM (e.g. perhaps the tenant's maintenance requests aren't responded to promptly)?

My reasoning is that a lender should not entice a borrower to abandon equity, the deed needs to be made with or at the borrower's free act and deed, their decision and at their request, not as a demand from a lender.

and when they finally called then they said my SSN card looked 'old' so i asked should I request a 'new' SScard from Social Security (which happens be directly downstairs in the same exact building as BOE) and she said no, SS admin doesnt issue new cards (duh) anyways so she finally disappeared into the backoffice for like 10mins then reappeared and apologized that she didnt know why the system didnt accept my social security# but she manually verified it and printed out my BOE reseller permit and i was supposed to display that at all future garage sales. anyways i was just wondering if anyone ever had to deal with estate personal property sales and were they ever asked for a permit??
