Dan N. DSCR Loans: Is it true they DON'T allow you to make ANY renovations?

The vast majority of the requirements occur pre-close in the underwriting stage - the requirement is to not need renovations "at origination" - this is determined in the appraisal and generally can't exceed anything more than $2,000 in needed maintenance.

So, because he is now selling a new system, common sense would tell you that he was not being completely honest about the success of his last system, which would have to make you question the legitimacy of his claims regarding this system.I would bet that he makes the vast majority of his income not by selling real estate, but by selling......say it with me.....THESE SYSTEMS!

I really want to systemize my approach so it's thorough, cohesive, and not a waste of valuable time.Areas on my list currently: Akron OH, Albany NY, Birmingham AL, Boise ID (I'm from there so there's familiarity), Cincinnati OH, Cleveland OH, Columbia SC, Delaware County PA, Memphis TN, Oklahoma City OK, Philadelphia PA, Pittsburg PA, Richmond VA, St Louis MO, Tampa FL, Wilmington DESo yeah, a lot there and I know I'm missing many.

Any sales, or long term lease transaction that does not include paying off a non assumable mortgage note will result in a violation of the “due on sale” clause of the mortgage or deed of trust, with one remedy being the acceleration of the note by the lender ( demanding immediate note payoff), within state law guidelines.History has shown that in the vast  majority of cases lenders have NOT accelerated the notes when these violations took place.

I grew up in the tax deed business in CA with my dad thats how he bought the vast majority of his inventory ( land) in the one county that we were dominate bidder in I would say out of about 300 to 400 items going to sale yearly  no more than 3 or 4 would have any kind of major improvements on it and an actual livable house almost never ever.
