I’m still working on going through paperwork with a fine toothed come but am at a loss of what to do given the situation has gotten kind of messy. 

The biggest reason for this is due to the loss in accountability that we are able to hold our tenants too.

As many said, I would also opt as a no, but you can explain to them why you wouldn't want it painted (needing it to be primed/colored/sealed, if the color has to be approved by HOA etc) 

I highly recommend the Honeywell 9000 color touchscreen.

We don't try and pick out any colors or decide on what type of flooring goes into the property. 

It looks like a dirt colored substance was ground into the textured floor surface but it doesn't wash off.

@drew Gedemer I do a espresso color on the kitchen cabinets for my renter houses.

Your dogs name, a flower you like, your favorite color... it really doesn't matter.

So for many counties I've dealt with, a DIY perc test involves knowing the soils, soil colors, how to identify oxidation in soil, knowing the county soil survey description and how it applies.

It's always at the least convenient time too.
