I am in software so used twilio and a script I wrote. 

If somebody has no skin in the game, it's easy for them to continue their search then leave you hanging at the last minute.Our checks are handled within our PM software so unfortunately, I have no familiarity with Zillow's service.

I'm sure you can find good recommendations for software on here or wholesaling FB groups.

Unfortunatley, it won't get you very far, if your credit report is very short; in other words it lacks data about your financial behaviour, which let's the software calculate your score, which represents your predictability and trustworthyness as a borrower.

As you and I discussed on another thread, the accountants for a fairly prominent leveraged real-estate debt fund determined that it would not be subject to UDFI due to the way it was structured (and the accounting opinion was concurred upon in an audit by the 11th largest accounting firm in the US).

And the Software company owner became a long time major client of mine. 

But like Bill says it's gonna be a huge uphill battle if you're audited and the IRS wants to say no.
