I also suspect the vast majority of this company’s income is in selling folks like you the system and Very little from actually collecting the surpluses for people.One thing you guys need to realize, at least in my area, there are only one or two firms making any money at this, and it’s only part of what they do.AND....those few people that are Acrually making any money at this are contacting the people owed a surplus THE DAY OF THE SALE, by email and cell phone.

Look at the historical record of pricing and rents here ... it is a market that always looks expensive, and has for the last 40 years, if you just look at it through the rather narrow lense of cash flow on day 1, and yet ask anybody who has actual experience owning here for a significant amount of time and you usually get a vastly different perspective.To answer the OPs original question, though, I believe a skilled REI operator can make good money in any RE market in the USA and at any time if they know the market intimately and have the knowledge, skill, and flexibility to adapt their strategies as the cycle changes.

., etc.An apartment building just needs there to be a local need for housing, and has far less need for lawyers or accountants.Paying someone to manage a bunch of employees and workers comp issues, and deal with daily demanding hotel guests is vastly different than managing apartment units that will need far less managing.Now, if your hotel is in San Francisco, I'd say absolutely you'll make more money on a hotel, because the demand for hotel room is constant, and the residential units have rent control.So, here's an easy answer.

They will never cashflow as a rental, but historically these are markets with vastly above average appreciation over time, as "the rich getting richer" bid up values at a rate that is greater than inflation, greater than median income bumps (they aren't "median income" people), and so on.
