I recently picked up a 7 unit in Cleveland all in 225k, rents will be about 50k a year, net about 38k, not to shabby :) All the best I've heard MS and AL can be pretty solid for cash flow.

The private lender is offering me 10.90% 6 months and 4 points, loan is for 360k, he said i could do 20% down and pay al closing costs or 30% down and finance closing costs., What woud save more money?
