My goal is to get my feet wet and minimize any stress on the friendship.

I have been reading everything I can get my hands on for the last year and have a decent cushion to pursue my next property with the goal of 15-20 cash flow properties. 

I have modest goals of being a multi billionaire and joining the 1% of the 1%.. but really I'd like to own 80 rental units by the end of 2020 or 2021.

The big thing is to consider your goal.

The goal is to fully finance a property that needs rehabbed until we can finish it up and refinance it, and of course, we want to be all in for 75% of its ARV or less so we can pay off the entire loan.

A few answers to questions that I have seen asked on a lot of similar posts are:Our end goal is to make at least $6,000 a month passively by the time we are 35, and live somewhere it doesn’t snow.I do not plan on staying in the military, but obviously that could change depending on life.I do know a few people who have a little experience in real estate and quite a few people who have extensive knowledge in every area of construction.I am currently obtaining my bachelors in IT management and may get a job in that field to help fund this but I would prefer not to if possible.Thank you in advance

I have several goals, but one of them is to complete a flip - as I have never done it personally but have contacts who have. 

I may be open to Facebook ads, down the line, and possibly billboards as well, when it is warranted.My first big benchmark goal is to contract 3 properties per month to either renovate, scrape and build, or hold as a rental.

My goal isn't to compete with them.
