When you give her the rent is late notice, tell her that since she did not sign the lease, the offer of a lease is withdrawn and here is her notice to vacate on the 60 day notice date...and that rent is still due monthly until she is gone.BTW , it is highly likely she should get much of her security deposit back.

My question is, how do I get evict or convince the tenant to vacate the house?

If the tenants are not on a long term lease give them notice to vacate.

Not only do guests enjoy privacy, but your neighbors will too.   

This year, it's on track to do around $43K, meaning low $30s net to him.Even assuming he could do $43K on his own, is it worth his time to spend 5-10 hours a week screwing with a vacation rental to pocket another $800 a month? 

They have vacated the property and told me they have left the country, although this could easily not be true.
