Yes, I want to leave the rat race (ha ha) but I just genuinely enjoy real estate.

Obviously, people will always need a place to stay, but they might not necessarily need luxury vacations when times are hard.Still, all things considered and all other factors remaining the same....

At least yearly property visits aren't occurring (remember this can be a write-off so use it as a mini-vacation), and 3.)

Also, lots of vacation home owners from up north which is a good reason to also add out of state absentee owners to your business model. 

He lists his homes for sale, apts for rent, commercial properties for rent, and vacation rentals from one site.

There's a really good bp forum that discusses student housing and vacation rentals... i've been reading and asking questions.I appreciate the weigh-ins.  

In my state that is lawful; also, we can evict for back rent as well.I can see, as we grow as a business, setting up accounts for each individual tenant can become a burden, i.e, bank fees and tracking all the accounts, etc; notwithstanding, we have enjoyed the freedom of leaving the burden of collection of rent to the bank.I thing as we grow larger we would want to transition of a paypal or pure electronic system, but for now we are OK.

It is a well-kept, beautiful property, and my landlords are a late 70s couple with a focus on enjoying life.

Once the leases are up you can ask the tenant to vacate with proper notice.
