Your RE agent should also be able to pull comps for you as well and you can take a look at the pics from when the properties where listed.You will also want to be evaluating these properties from the proper perspective.

With gas (or propane) you need a chimney for gravity vent units, that means you now have to properly maintain the chimney and possibly install a liner, repair masonry, etc.

Make sure all the proper permits were pulled, and maybe find the city/county inspector on the job and talk to them.

If your tenant doesn't want to be bothered and is happy with the way things are then I wouldn't push it but most of the time I have found that you can get a lot of stuff done while a tenant is living there with proper communication.
