Is the seller motivated?

Of course a good agent can help you find your way to a bank or a lender, but you have to show initiative or be motivated to make those calls or gather the paper work necessary, to get pre approved.  

I am about to jump into the "pool" of direct mail marketers...yup, as the distressed property owner sorts through his mail, over the trash can looking for utility bills....and throws away all those yellow letters etc....I'm actually going to spend some hard earned money to be one of those letters....with the hope that someone on my mail list chooses to open the letter, or read the postcard and call me to see if I can help them out of their financial situation.I've asked a lot of questions....watched videos....read articles...and given it a lot of thought.I need a list that I can mail to on a consistent basis..I'm thinking once a month for six months...then move on to a new list.The criteria I plan to use:single family and multi family propertiesowned for at least 10 yearshave a trustees sale notice recorded within the last three monthsMaricopa CountyIs this a perfect list?

If you share more in depth info about what sort of home in what sort of area, you will be able to find renovators, realtors and pm companies to help you directly invest and manage your investments.

Neither of us are looking to profit on this venture meaning we will not be paying our selves, but reinvesting all profits back into the company.I'd like to form some sort of formal corporation before we move forward: LLC, S corp, ETC.  

We have lined up several investors (and are always looking for more) and I'm searching for motivated sellers on properties in the Johnson County KS, Grandview, Lees Summit, Kansas City (KS & MO) areas.Investors are already lined up for quick sales.

They used some sort of locating sensors to know where to shoot it and so on.

I tried for several months to motivate them to let me take the tenants to court, but they refused.

I am trying to get a pre-approval from a bank that would allow me to know what sort of financing I can count on when a good deal comes about.

However, I do realize I must be 18 to sign any sort of contract for things like these.
