It was a pretty full rehab, remove popcorn ceiling, new floors, completely remodel kitchen, remodel both bathrooms, scrape all the walls because we couldn't just paint over, take out partial wall from dining to kitchen.

Look at some comps in the neighborhood, both 4/1.5 and 3/2.5, and try to determine if the added value will surpass the remodeling costs.Personally, I would prefer the 3/2.5, but it's your buyers/renters that matter :)
