Some local lenders I’ve found will go as little as 15% down while using STR projected income and there are also national lenders like Host Financial and Visio Lending if you can put 20 or 25% down.

Finding a brokerage based on a physical office likely will cost you more as an agent, ironically since 2014 I have only met 1 client in my real estate office so rather than paying for rent and upkeep of an office I never used I switch to cloud based brokerage.
