@Jay Hinrichs  Even if the underwriting turns out to be as rigid as you suggest, but the investor is still able to prove up on all the lender's requirements, the rate quoted in the article is the part that caught my attention as suspect, especially based on the current cost of investor loans.

I do not know the landlord's angle for reporting a higher deposit.If you suspect fraud, don't confront your landlord, but rather report it to the county housing authority.

I suspect you will have to come up with your own rule by looking at your carrying cost, the average turnover period in your market, the average cost to prepare your rentals after a tenant moves out, and how many of your units you believe could become vacant at the same time.
