I suspect adding you to title is not a good option.  

For a couple other reasons I strongly suspect the out of state owners aren't managing the place very well anymore and I decided to pursue it.However, I only know how to value a property based on it's cap rate and operating income.

I suspect they believe that they are due one month rent.  

From what I read, it sounds like some markets have seen better occupancy rates than previous years once the restrictions were lifted, but I still suspect there were people that got into it just prior and were not prepared to handle a significant reduction in lost rents.I am curious too about your point about supply and the effects once more inventory starts to come on the market.

I do suspect that if I ever made the move to being an agent, there would be some skills from work as a teacher and administrator that would transfer well.

I'm sorry you're having to deal with this...I suspect Marion County would not allow a septic system in that part of the County.

I suspect you have some experience.. for someone new to RE investing I think trying to go it your own from afar would very risky...

But you're almost certainly right in suspecting they planned this. 

And that is how all the turn key marketing companies make their money ( if they are doing it legally) referral fees And for wholesalers to me its just the HIEGHT of stupidity not to be able to list properties or get referral fees.I remember one post on BP nice young couple from Salida LA ( just over the lake from N O  they spent all this money on direct mail and were chronicling there efforts on BP  and within a few months they had referred no less than 6 sellers to their agent friend for no compensation.. and you don't see them on BP anymore I suspect they flamed out like 95% of wholesalers do.. spent all that money on direct mail only to give the business away.. just weird to me.
