You could change the agreement to not be allowed to smoke within 15 feet of the unit to cut down on the excuses.

Tell them you have a mortgage to pay and the bank doesn't accept the same excuses used by the tenants when payment is late and you can't pay.

I think I will send a letter saying they either need to remove the non-complying animal, pay the pet fee or provide the appropriate documentation within x days.I don't want to just let this ride because this "emotional support" animal issue in my opinion has become an excuse for many to get their "pets" into places that they normally wouldn't be allowed.Not sure what I would do if someone wanted to bring a cat into a unit.

It is not simply whining and bickering on the part of tenants it is a very serious issue.All landlords will eventually be forced to have no smoking clauses in their leases and will be required to strictly enforce....no excuses based on a landlords incomitance.

They would likely make an excuse as to why they can't show you as opposed to flat-out refusing, as technically they can't refuse if they represent you;- The agent may contact the seller and ask if they'll pay a commission;- Your agency agreement with the broker may specify that if the seller isn't willing to pay commission for any reason (FSBO or otherwise), it is the responsibility of the BUYER to pay the agent's commission.
