Any longer than that (unless they have a seriously good excuse) is just disrespectful and sends a very clear message that they're not interested in your business.Also I'd be weary of using an agent (for your investing anyway) who doesn't invest in real estate him/herself.

They started having financial difficulties a few months later, paid a few sizable payments and the rest is history.. havent received a rent payment in years and the homeowner cant do anything. wants to sell but doesn't want to kick friends out... every time she tells them to pay theres another excuse... at the time she thought it was a win win for everybody.
