One idea I'm toying with right now is to ask the tenant to retain her own pest control services and to send me the bill if they find evidence of a rodent problem, but I'm not sure if that's legally defensible.

I echo the above, except the title co. did their job properly.....they deducted/transferred deposits, I assume prorated rents, but they had no evidence or instructions about prepaid last month rents as the buyer didn't know of their existence, and that is the buyer's job to determine, not the title co.

We keep lots and lots of money in reserves for Murphy's Law when, not if it raises its ugly head.Seriously BPers, if anyone has differing factual experiences, based on evidence they have personally experienced doing what so am doing, and can prove they bought low, based on good solid leverage and cash flow in mind with a secondary goal of appreciation is the wrong thing to do, please give me your factual real fact based experience, since you have already been down my road I am travelling.

Tell him if he can show you with hard evidence that he can get a better deal for less, then you might consider it.Whenever we were about to raise rents, I'd look at what a tenant could get for that price.
