Later they get diagnosed with anxiety because they live alone and are worried someone will break in, so they get an ESA for a dog.  

This summer my family and I moved to Arkansas to be closer to family and so I transition from my 14 year banking career to staying home with my toddler who was diagnosed with Angelman Syndrome this year.

Case in point: last year I was diagnosed with type 2 diabetes.

I can appraise the crap out of cars, diagnose them, quote repairs on them, and am confident dealing with them.. 

Comparing the two is not appropriate.Almost all people 70+ have "pre-existing conditions", even if un-diagnosed.

This is like saying can you believe the plumber called to diagnose the leak is actually going to fix it himself. 

It's good to have someone with experience who knows what they are looking at to diagnose a problem/fix it before you know its there and before more damage is done.Overall, I would suggest yes to an agent who is also an investor at least on your first deal.

I understand that lay people can't 'diagnose' but as a landlord, you can save yourself a lot of grief by being informed about the different types of personality disorders and recognizing the signs-- especially of the cluster B disorders.
