In an urban area like where I'm at, if you make the choice to get into this as a DIY handyman buy-and-hold investor like me, you learn your neighborhoods, you work on your landlording people skills, you work on your handyman skill set, you work on your understanding of residential construction and its history in your area, and it's pretty difficult to completely fall on your face in the beginning.
