When I went down to check the oven that the knob somehow mysteriously came off of, I saw no baby, heard no baby and didn't even see evidence there was a baby in that house!

There is no dropping the lawsuit because you produce evidence showing you are innocent. At mentioned, for many years, I have been making me employees sign a form every week and they fill in the blanks stating that they had their 10-minute uninterrupted breaks, 1-hour uninterrupted breaks and they fill in the blanks stating whether or not they have any work related injuries, they sign a copy of their Wage Earning Statement, they fill in the blanks stating the number of hours they work each day and the total for the week and everything about their breaks and number of hours is on their Wage Earning Statement in addition to several other forms my employees sign every week.BUT, I STILL GET SUED even though me ex-employees' attorneys still have all this proof.

Aggressive Inherited Tenant

I would tell the tenant to leave your contractors alone and tell the contractors to use their cell phone to video record the tenant berating them so you can - if you choose to evict - have compelling evidence to show the judge.I have been in your position and have dealt with pain in the (bleep) inherited tenants.

If you're a corporation that owns 4 or Commercial 100 unit buildings and you literally get 1000's of applicants a month AT EACH BUILDING and you systematically deny 100 of those applicants in one month at each building,....that's 400 violations....which means $400,000 in one month.....Let's say they take 3 months to "gather the evidence and now that is a fine of $1.2 Million........Follow the money.....that's why this is probably being done.

tenants report mold but restoration company says nope not there..
8 February 2016 | 25 replies
My lawn company cleans but they don't always do the roof so it sits on the shingles, which can cause issues not only to the shingles but eventually the decking and interior attic area ( I presume so just like standing water on carpet will do damage) - so now I'm making sure the lawn guys look up on the roof to make sure it stays clean. So this "moisture" that was detected or presence is being taken care of to ensure there is no escape into any part of the house if that is likely. The test they did though showed no evidence of anything in the home. The tenants were presented with a settlement or buy out or what ever the language of the day is for them to leave and guess what......they had their own air quality test performed and they paid for it and that company also said there was no mold in the home.My PMs did an inspection and they are changing the air filter and keeping the home very clean. So now they are staying presumably until the lease end.Geez!

Tenant threatening to take me to court over deposit. What to do?
22 November 2021 | 38 replies
These would be your evidence should this end up in court (typically Magistrates Court here in Georgia). Many tenants who believe some or all of their security deposit has been unfairly kept are often told to write what is known as a "demand" letter demanding what they believe they are fairly owed and giving the landlord a certain amount of time to return these funds.
