My average renovation is $20k +That includes: new roof, HVAC, hard surface floors thoughout (NO CARPET), new kitchen & appliances, new bathrooms, landscaping, fenced in backyard, paint inside and out, Sheetrock repairs, exterior rotten wood repairs, new hardware, and more.I think it is important to take care of maintenance issues up front instead of having big ticket maintenance items in the future.Some investors look to do the minimum amount of work necessary - to get the home rented.

Your heart will be pounding so no need to stress yourself out further. 3) A box clipboard might be useful for not only a solid writing surface but also to hold phone, calculator, or other items as you don't always have much wiggle room to rapidly put hands in pockets or handbag and back again (it's a bit of a body pack).4) Make sure you budget extra time in case you win because you'll be racing to the bank and back.5) If bank isn't within walking distance, you may want to take a rideshare or cab to the bank and back.

Of course for other items that are not covered I use local resources to fix the problems.The fact that your property is 15 years and counting, if I were you the warranty would be one of my tools used to manage repairs that will surface later.Lastly, I look at the use of warranty as an insurance policy.
