As to the water on the subfloor, it looks like it’s coming in from surface water since the stain is so high.  

Then, test and identify drainage by filling tanks with a water hose to see where/how they drain.That's my three cents.

I've looked into a few things that can be done while continuing in the day job, and the idea of investing in real estate keeps bubbling to the surface. 

I'm just scratching the surface.

Don't buy a smooth plank, they scratch too easily; get a one with texture/graining. try the old Rub it with a quarter to see if the surface scratches.

Then I look at the condition of the propertyA = Brand new constructionB = 1975 and newer homes with a FULL renovation (Roof, HVAC, Appliances, All hard-surface floors, Exterior and Interior cosmetic repairs and paint, Hardware replaced, New light fixtures, Fenced in Backyard, and more!)
