I'm curious to hear how other property managers and landlords are navigating this.Here in College Station, TX, I don't accept Section 8 applicants.

My wife and I are active duty Army officers and are currently stationed in North Carolina.

The major damage was to 35 computer stations and various other electronic equipment, as well as buildouts, furnishings, etc.

Unkempt lawns, trashy or broken down vehicles, mattresses and trash on empty lots, boarded up houses, bars on windows, dealers and hookers on the corners, the lack of stores or gas stations, occupied properties are dilapidated, etc.Or when Google maps shows stuff like this:

Mary’s Counties.)The market here is often driven by government and military employees due to the proximity of Patuxent River Naval Air Station and government agencies in DC, The Southern is known for larger lot sizes, single-family homes, and a mix of new developments and older properties.

In my local market (College Station, TX), high rates in 2024 already caused a big jump in inventory, which created some good buying opportunities.

Secondary markets like Temple, Belton, Killeen, and College Station offer better options for cash flow currently.
