The houses that are on some of the lots just need to be torn down, no value in fixing them up, and an entire block is vacant land ready to be built on, but the way the properties connect together, could make an excellent townhouse or modular (not manufactured) scenario.

You can do it on a manufactured home DSCR loan.

You might be able to make money, but you have to factor in how fast that trailer will depreciate in value over the long term.I would go for a post-1976 manufactured home where you own the land and can get financing in place since it's insurable.

I believe the manufactures are in the rental business, if it's feasible for a even a small fleet like 6, I'd say they'd already be there.
