Here's just a small list of some of the opportunities (challenges) we ran into:-Day one presented our contractor with a squatter that was washing his clothes in our kitchen sink-City of Atlanta is very difficult to work with on permits which delayed construction probably 60 days overall through the process-Contractor spent two months determining if our house was in a flood zone-Contractor had not worked on residential properties before.  

My office is in Wash Park but we work all over Denver and the metro area.

There is fantastic benefits for serving, but going with a mind of just 4-profit, you'll wash out before hitting E3.  

Not a 'Breaking Bad' car wash. 

However, currently I'm looking at express car washes.

I would not necessarily expect the next 5 years to be as kind as the last 5, and I'd fully expect there to be more market corrections coming at some point (I look forward to them, in fact), but over a long hold period it usually all comes out in the wash ... and in CA the long term has been lovely, and I am confident that it will continue to be lovely because people still want to live here, they are still willing and able to pay a premium to live here, and there still is a persistent lack of supply to meet this demand ... high demand, persistently limited supply has been the CA thesis for decades and those dynamics are still just as present today as they have been in the past, in fact they are even more dramatic today than they were then.

Its all about discipline and creating a fluid system in place where one hand washes the other. 

How all that comes out in the wash in a national macro picture is anyone guess. 

and the reason why most newbie Investors I washed out within six months is because they’re sold on just about everything that the Internet throws at them.
