How can an attorney force the guy to pay, if without the threat of court?

They've been around a long time so I don't expect them to disappear.

While pricewise I got what I think is a good home in a good area, the tenant moved out a month later with no notice,  Disappeared overnight. 

But then every time we would tag a call after it came in, the tag would disappear when we go back to the call activity page. 

A ton of "applicants" just never fill out the application once they know it will be followed by a background and credit check -- they just disappear.

This RE agent should spend less time making threats and more time finding another buyer. 

It states that the deposit will be "paid before move in" To this effect the tenant could pay the day before move in leaving me waiting weeks with the threat of them backing out at the last minute. 

@Tony Huynh - It sounds like the new tenant has something to hide and the current tenant is attempting to use threats to hide this fact.

Many of our "opinions" are simply taken as threats.

If you properly transfer the deed and know what paperwork you need, only #1 is a real threat.
