I would argue men's ability to absorb risk is actually why you see more male investors and younger male investors than you see female investors... so I don't ascribe to not entering because there could be an element of risk.

For me, I have access to a few hundred dental students I can rent to who are academically elite, responsible young adults.

A few weeks back one of their former clients who own property in several states asked us if we could teach all their other property managers how to manage properties like adults lol.

Boise and Prove, not as familiar with them but I know that Boise has done well with the younger adults and college students. 

They are often solo females who won't rent in an area that doesn't feel safe.

Then you can pursue other options.Of note, my father who is my primary mentor and been in the real estate business all of his adult life, always recommended to me to cut your loses and move on.
