@Brandon Belk It wouldn't be a terrible idea to go down to Fayetteville and meet some of the players in that market. 

Here in D/FW, they are a major player.  

Most importantly you need to convey confidence and assurance you are a player and not just wasting their time.

It does not matter if they are direct to the area, as lenders in your area or any local lender will be more expensive than a large national player.

Craigslist is still a player here (lots of bad leads to filter out) and Facebook Marketplace is rapidly becoming a big lead generator esp. with age 35 and under demographic.2.

I feel that im getting to know the larger players in the market by doing that. 

Surrounded by deals, build up your arsenal so you not only have the knowledge to take action, but the resources both from a capital and a human power standpoint to capitalize on the situation.
