I kid here, but having to read you two grown adults name call each other, I might just stay away from military (that's sarcasm, okay!).

For example a female renting out rooms in her home may not want to rent to men for privacy reasons. 

The tenants (both) were warned that if it happened again, they would be billed for the plumber visit (note: both tenants are female, but I have my suspicions about who is flushing products).Well, surprise surprise, it happened again EXCEPT this time the tenant (the one I believe is flushing products) called Code Enforcement instead of calling me. 

The house would sell for around 70K right now because they just couldn’t afford to keep up with maintenance and on top of that had an adult kid with substance abuse problems who has trashed it.

Their adult child asked if they could be on the lease and they would be responsible to pay the rent.

It's riskier for a female agent or PM to show alone to a male prospect.

A home that is selling for $100k after we just saw the biggest run up in real estate values in my adult lifetime means that it's probably not a very desirable place to live for people that have options.

You want to have responsible adults that value their credit and have permeant secure employment that you can go after in court if necessary.

Although I have no experience investing directly (been renting all my adult life!)
